The balcony waterproofing process we follow applies to more than just balconies. Because of this, we are able to use the same consistent techniques and products to waterproof flat roofs, terraces, patios, and decks.
If you choose a textured finish, it is a two-phase process, with phase one being waterproofing. The second phase happens after your builder installs the siding. We then come back to lay heavy-traffic concrete and add texture and color. However, it is a three-phase process if you prefer a composite tile finish. Phase one is the same. That’s flashing and waterproofing day. After the builder installs your siding, we then lay heavy-traffic concrete. But we have to wait for the concrete to set before installing the tile. So in phase three, we come back to install the tile and clean up.

Phase 1 of the balcony waterproofing process
Install flashing
The first thing we do on the job is to install 6×6-in. galvanized wall flashing. This is because metal wall flashing provides a water-tight barrier over all cracks and joints. We place it along the walls and around posts and supporting beams. We also run drip edge and install any door pans that may be necessary. This is also the stage where we install scuppers and floor drains included in the design.
We caulk and nail all the metal components in place so you have a totally watertight seal. With good installation, your flashing, drip edge, and other metal components provide years of protection against water ingress.
Install the waterproofing system
We have tried and used multiple waterproofing methods and systems over the years. And we have found that the most effective, reliable, durable system uses a combination of fabric and fluid to create a watertight barrier. We are proud to offer what we believe to be the absolute best waterproofing system in the industry. It seals the substrate and creates a moisture barrier you can walk on just 24 hours after installation.
Our industry-leading waterproofing system offers strength and flexibility. We use a high-end polyester fabric that combines exceptional strength with excellent elongation. So this high-end fabric easily accommodates natural structure movements. And it stands up to thermal expansion and contraction caused by weather and temperature changes.
After the fabric goes down, we roll on an elastomeric polymer. This fluid provides excellent adhesion and long-haul durability. The elastic polymer spreads across the fabric and forms a waterproof seal after it dries. And it resists cracking and peeling over time. The fabric and fluid work together as a superior waterproofing system to deliver years of protection.
We start out by dressing all flashing and seems with a layer of fabric and fluid. Then we dress the entire deck surface. So you can be sure your balcony is totally watertight when the fluid dries.
And unlike waterproofing systems that use membranes or heat-treated rubber mats, our waterproofing system serves as an excellent base ready for finishing. It is also very easy to repair if it ever gets damaged.
Now it is time for the builder to come back and install the final siding or stucco on your walls. After that, we are ready for phase two of the waterproofing process.
Phase 2 of the balcony waterproofing process
Heavy-traffic concrete
After the waterproofing is dry and the builder is finished installing your siding, we come back to add a layer of heavy-traffic concrete. We hand-trowel a special concrete blend that provides a solid, smooth surface ready for texturing.
Knockdown texture finish
If you want a textured finish, we spray the texture onto the dried concrete and then knock it down to provide the final surface. We then spray on the color of your choice. Using a knockdown texture finish enables us to finish your balcony entirely in just two phases.
Phase 3 of the balcony waterproofing process
Composite tile
If you prefer to go with a tile finish, the concrete needs time to cure. So we come back a third time to lay the tile. The composite tile snaps together and provides a fully connected solid surface. We then finish off the exposed edges with an end cap and the process is complete.
